5401 North has contracted with Kilmor Pest Management to provide the townhome owners with termite inspection, treatment and warranty.
In or around June/July each year, KilMor will schedule an inspection of the townhomes for the presence of termites. At that time, designated townhomes will also receive a preventative treatment for infestations.
Access to the garages and exterior foundations is necessary for the inspection. Townhome owners are asked to have garages open and gates unlocked for the date and times in the notice that is provided by management.
This service IS NOT required by the Covenants, but instead is offered due to the limited ability for townhomes owners to secure individual contracts for termite contracts and the discounted rate that we found with KilMor.
TIME IS MONEY: KilMor's cost is affordable to the association, in part, because their inspections are very fast-paced. They give us about 1 month's notice of their inspections, and a timeframe of just 5 or 6 hours the date of inspection during which they will need to be able to get inside the garage and fences. No concessions are allowed for (a) individual appointment times, (b) return visits, or (c) use of access codes for doors. The inspectors move quickly from home to home, and will keep going where a garage or fence is locked.
Additional inspection/treatments appointments may be made available at an additional cost, which would be the responsibility of the homeowner. Of course, any Homeowners that are unable to work around the schedule provided by the Association's contractor are welcome to secure termite services from a vendor that can be available at an appointed time convenient to them.
