Section 1.40 of the Covenants defines "Lot Landscaping" as follows:
"Lot Landscaping" means the following portions of a Lot which are maintained by the Association, as determined from time to time by the Board (.1) the grass, shrubs, trees and other landscaping materials located in the front, side or back yards, and (.2) those irrigation lines and facilities, if any, installed on a Lot by Declarant, a Participating Builder or Association. Neither Declarant, a Participating Builder nor the Association shall have obligation to install any irrigation lines for facilities. Lot Landscaping does not include any spa, pool, fountain, patio, courtyard paving, screening, landscaping within an enclosed or gated area or similar improvement located on a lot.
The Association options an option for Homeowners with fenced/enclosed yards to opt-in to receive the landscaping services contracted for the rest of the community. The cost in 2026 is $240 per year (not prorated). This cost is not the entire cost for services for a fenced lot, but represents an estimate of the amount above the service price for a lot without fence in the community.
Registration is completed with the following steps:
Homeowner completes online form at https://5401north.net/landscaping/
Management sends agreement to all homeowners for signature in Adobe sign.
$240 fee is added to HOA account and management prepares sticker for gate.
Homeowner will be notified that the sticker is ready, with a link to schedule pickup.at the management office.
Stickers are to be removed from the backing and attached to the fence gate, close to the latch for easy visibility by landscaping crew. If there are multiple gates, the one at the back gets the sticker.
Please allow 1 week after the sticker is attached for the landscaping crew to recognize that your home has been added to the fenced in yards to be serviced.
