Current monthly assessment amounts for 2026 are:
Common Assessment: $120
This assessment is paid by all lots.
Townhome Assessment: $110
The townhome assessment is paid by all townhome lots in addition to the common assessment. The total monthly assessment for townhomes is $230.
Payment is due the first of each month. A late charge is added for payments not received by the 20th of the month.

You may choose to pay each time or set up an automatic payment through the homeowner portal at: www.5401north.net. When setting up AutoPay in the community portal, "Assessment Balance" or "Total Balance" along with monthly payments must be selected to allow the system to automatically update your payment amount .
